PLANNING

Architecture services include design from schematic options, code compliance plans, construction documents, bidding advisement, assistance with acquiring a contractor, construction observation, and project close-out. Ensure every detail is accounted for and more accurate cost estimations from your contractor or the bid process.
VISUALIZATION

Need help deciding what you want? From residential to commercial projects; finalize project details through 2D and 3D schematic images and make your project shine. Perfect for; working out every option, showing contractors the details of your vision, fundraising campaigns, and finding investors.
PROGRAMMING
When you need to build or remodel but you're unsure how big or how many spaces should be included, programming explores the needs of all stakeholders (owner, staff, users, etc) to discover room type and size requirements, adjacencies, traffic patterns, and other functions of the building.
BIDDING & NEGOTIATION

I can advise and administrate the bidding and construction process ensuring steady progress from beginning to end. This includes a punch-list review (a walk-through of the project to note remaining tasks as part of the contract) and site visits with thorough field reports and images of the construction site.
CONSTRUCTION DOCUMENTS

Receive blueprints/code footprints containing the information necessary for a contractor to begin construction. Included are specifications that note the most important details that may not be on drawings. This way is the cheapest way to fine-tune and effectively communicate any changes or additions to your contractor.
CONTRACT ADMIN. & ADVISEMENT

Find the right contractor for you. Together we can narrow your search or set up a bid process where you invite parties interested in your project. From there, choose contractors based on; cost estimation, construction scheduling, and contractor ability.

SCHEMATIC DESIGN
If you have an idea, but you're not quite sure exactly what you want or there might be several options available and you want to explore which option would be best, I can create three-dimensional, rendered images showing each option. For a small residential project, these could be used to show your contractor what you'd like to build. For commercial projects, these images are perfect for fund-raising campaigns or getting key investors involved.

DESIGN DEVELOPMENT
Some projects need more design work before being handed off to a contractor or before construction documents can be produced. This stage of design works out the details that make your project shine.

CONSTRUCTION DOCUMENTS
These are what most people think of as "blueprints;" the drawings that have all the necessary information for a contractor to construct your project. Also included is a booklet or set of notes that specify important details that may not be on the drawings, known as specifications. For most projects, working out the details on paper before construction starts is the cheapest way to make changes and additions. If you have a certain idea for a detail that has to be just right, it can be fine-tuned during design development and then clearly communicated in the construction documents so that your contractor knows exactly what you're looking for in the end result. Construction documents are a great tool for making sure every big idea and small detail is accounted for so that you are able to receive a more accurate construction cost estimate, either from your chosen contractor or through the bidding process.

BIDDING & NEGOTIATION
If you don't have a particular contractor in mind for your project, I can assist you either in narrowing down your search or in setting up a bid process. The bid process is where you invite all interested parties or a selected list of contractors to review the construction documents and submit their estimated construction cost. Through this process, you're able to choose the most qualified bidder based on cost, construction schedule, and ability of the contractor to complete your project. I can provide advice or administrate this process with you.

CONTRACT ADMINISTRATION
During construction, I need to make regular site visits to ensure things are progressing as they should and that applicable code requirements are being met. I act as your eyes and ears and report back to you regarding my findings, typically through a written field report that includes images taken at the construction site. I can help with processing payments made by the contractor, work through any changes that might come up, and perform a punch-list review, which is a walk-through of the project to note any remaining tasks that needed to be completed as part of the contract.
